South Indian film star Nayanthara and her husband Vigneshwar Sivakolundu have purchased a luxury duplex apartment in one of Chennai’s most prestigious neighborhoods. The couple bought the property in the upscale Poes Garden area for ₹31.5 crore, which is approximately $3.8 million.
Property registration documents accessed by Zapkey show that the apartment is located in the 'Legacy' residential project in the Teynampet area of Chennai. The duplex occupies the fourth and fifth floors of the building and offers a large living space designed for luxury living.
The apartment has a super built-up area of about 14,369 square feet, making it one of the larger residential units in the project. In addition, the property includes an undivided land share of 5,308 square feet. Based on the deal value, the price works out to about ₹21,946 per square foot, which is roughly $264 per square foot.
According to the registration records, the sale deed was officially registered on December 15, 2025. The seller listed in the documents is Landmark Metro Projects Private Limited, a real estate development company involved in the Legacy project.
Ownership of the property is divided between the couple. Nayanthara holds the major share of 90 per cent, while Vigneshwar Sivakolundu owns the remaining 10 per cent stake in the apartment. The property also comes with eight reserved covered parking slots located in the building’s stilt parking area, which is considered a valuable feature in premium urban housing projects.
The Poes Garden neighborhood is widely known as one of Chennai’s most exclusive residential areas. It has long been home to several prominent personalities. Among its most famous residents are legendary actor Rajinikanth and former Tamil Nadu chief minister J. Jayalalithaa, whose residence made the locality nationally recognized.
Nayanthara already owns multiple properties across India. Reports suggest she has real estate holdings in cities such as Hyderabad, Chennai, and parts of Kerala. Her ancestral home in Kerala is often described as one of the most luxurious private residences in the region. She is also believed to own two houses in Hyderabad’s Banjara Hills area, each reportedly valued at about ₹15 crore (around $1.8 million).
High-profile real estate deals in Poes Garden have made headlines recently. In 2024, actor Dhanush purchased a large bungalow in the same area for about ₹150 crore (approximately $18 million), highlighting the continued demand for premium homes in the neighborhood.
The luxury property purchase also reflects the steady growth of Chennai’s real estate market. According to a report by Knight Frank India, average residential property prices in Chennai increased by 7 per cent year-over-year in 2025, reaching about ₹5,135 per square foot (around $62 per square foot).
Experts say this growth is largely driven by strong housing demand linked to employment opportunities in the city’s expanding IT and global capability center sectors. Improved infrastructure and better metro connectivity have also made several parts of the city more attractive for homebuyers.
Overall, Chennai continues to be seen as one of India’s most stable residential property markets, where price growth is supported mainly by genuine housing demand rather than speculative investment.
