Highlights:

  • Ranbir Kapoor's 6,094-square-foot flat at Trump Towers in Pune has a new three-year lease starting at about $4,900 (₹4.63 lakh) a month
  • The lease was registered on October 6, 2026, and the rent climbs 5% a year
  • The flat has been rented out before, at about $4,200 (₹4 lakh) a month in 2023
  • The actor's other reported 2026 deals include 25-plus acres near Pune, a plot in Ayodhya and a lease on a Mumbai apartment
  • None of the reports include a comment from Kapoor on the deals

All dollar figures are approximate, converted at about ₹95 to the dollar. The rate has ranged from roughly ₹94 to ₹97 this month.

Ranbir Kapoor's new rent is 16% higher than in 2023

The new starting rent beats the old one by about 16%. When Kapoor first leased this same flat in September 2023, to the Pune auto-parts maker Duroshox, the rent started at about $4,200 (₹4 lakh) a month. The new agreement, registered on October 6, 2026, opens at about $4,900 (₹4.63 lakh), according to documents accessed by CRE Matrix. The old three-year deal would have run out around now, so the new lease lands right on schedule. Reports don't name the new tenant.

Rent rises 5% every year over the three-year lease

The new rent isn't flat. It rises 5% each year, from about $4,900 in year one to about $5,100 (₹4.86 lakh) in year two and about $5,400 (₹5.11 lakh) in year three. By the final year, Kapoor collects roughly $500 more per month than at the start. Add it all up and the 36 months bring in about $184,000 (₹1.75 crore), per the registration papers.

The tenant also put down a security deposit of about $29,200 (₹27.78 lakh), the equivalent of six months of the opening rent.

Mumbai apartment rent is 2.4 times the Pune figure

This comparison is our own. Another report says a Mumbai apartment linked to Kapoor was leased for about $11,600 (₹11 lakh) a month under a five-year agreement registered on May 19. That's about 2.4 times the Pune rent. The reports don't say which Mumbai apartment it is.

How much Ranbir Kapoor paid for the Trump Towers flat

Kapoor bought the apartment in 2015. Registration documents cited by Hindustan Times and CRE Matrix say he paid more than $1.16 million (₹11 crore). Other reports say he and his late father, Rishi Kapoor, each paid around $1.37 million (₹13 crore) for apartments in the tower that year. The accounts don't match, so we can't say which figure is right.

On the lower number, the first year's rent of about $58,500 (₹55.6 lakh) works out to a gross return of roughly 5% before taxes, maintenance costs and any months the flat sits empty. That's our own rough math, not a figure from the documents.
